The face of real estate in the Riviera Maya is evolving—and it’s increasingly female. According to Celeste Aída Marchesini Gutiérrez, National Promotion Director for the Mexican Association of Real Estate Professionals (AMPI) in Tulum, women now represent around 60% of licensed real estate brokers in the region, marking a significant shift in the industry.

Official records from the Secretariat of Sustainable Urban Territorial Development (Sedetus) show that over 1,500 professionals in the Riviera Maya hold a real estate license, with nearly 900 of them being women. This signals not only higher participation, but growing leadership across multiple areas of the business.

“I’m constantly inspired when I arrive at a project site and see female engineers, architects, developers, or project owners taking charge,” says Marchesini. “Women have always played a strong role in sales, but now we’re seeing them excel as specialists and decision-makers too.”

This rise in female leadership goes beyond real estate. In the state of Quintana Roo, women are also holding key political positions—with a female governor, numerous women mayors, and female AMPI leaders in cities like Cozumel, Cancún, and Playa del Carmen.

With more than 20 years of experience in Monterrey and eight years in the Riviera Maya, Marchesini notes that since the pandemic, there’s been a noticeable increase in women entering the field as economists, financial experts, marketers, and land sales specialists. What’s even more remarkable is that many of the most successful brokers in Tulum are under the age of 35.

“I’m currently mentoring a group of 20 women—each one a standout in data analysis, marketing strategy, and social media. They’re smart, highly trained, and redefining what success looks like in this business,” she explains.

When it comes to sales performance, Marchesini points out a trend: in major cities like Monterrey, Mexico City, and Guadalajara, women typically lead in residential sales. However, in the Riviera Maya, women are active across all segments, including development and land transactions—areas traditionally dominated by men.

The growing presence of women in Riviera Maya real estate is doing more than changing the statistics—it’s reshaping the industry with fresh perspectives, strategic thinking, and empowered leadership.
