New Home Sales Rise in Lima During Q1 2025
Lima’s real estate market continues to head in a positive direction, with robust growth in early 2025. According to the Peruvian Association of Real Estate Companies’ (ASEI) Data Analytics department, new home sales increased by 30% year-on-year, with 6,237 homes sold during the first quarter.
The development was consistent during the quarter: 1,980 units were sold in January, 1,828 in February, and 2,429 in March. This increase mirrors a sustained demand, driven in large part by homebuyers seeking zones with good connectivity, varied housing supply, and long-term value.
“Families now prefer to invest in well-located areas with good value appreciation prospects,” commented Ana Cecilia Gálvez, General Manager of ASEI.
The sector’s dynamism is also reflected in the increase in active projects and companies. Through the first quarter of 2024, there were 249 real estate companies and 892 ongoing projects. Through the same quarter in 2025, the numbers were 265 companies and 991 projects.
This data reveals that we not only moved more units, but also placed more products on the market, which in turn created more demand,” Gálvez elaborated.
Another key metric, the absorption rate, which measures the speed of sales relative to inventory on hand, also rose, to 22% in Q1 2025. This translates to faster turnaround and stronger market activity overall.
