Playa del Carmen Confirmed as a Real Estate Investment Destination
Despite a challenging global economic landscape, Playa del Carmen continues to demonstrate its strength as one of the most profitable destinations in the Mexican Caribbean. According to Nicole Álvarez, president of the Mexican Association of Real Estate Professionals (AMPI) in the municipality, the vacation rental market is maintaining average occupancy rates above 70%, confirming the ongoing demand for accommodations in the area.
Nightly rates remain steady, averaging around 2,000 pesos depending on location, amenities, and season. Álvarez noted that no significant price increases are expected in the short term, keeping Playa del Carmen competitive compared to other tourism markets in Mexico.
“We continue to see a consistent and diverse flow of both domestic and international visitors, thanks to ongoing tourism promotion strategies and the many events hosted in the destination,” explained Álvarez.
A Growing Market for Real Estate Investment
The vacation rental investment market continues to perform well, with healthy sales activity and an increase in domestic investors, particularly from Cancún and Mérida. On the international side, U.S. and Canadian buyers still dominate the market, while European investors maintain a smaller but steady presence.
This sustained activity, Álvarez emphasized, reflects the confidence Playa del Carmen inspires as both a tourism hotspot and a profitable platform for real estate investment in the hospitality sector.
Regulation on the Horizon
Meanwhile, hotel associations in Cancún have requested that local municipalities publish new regulations related to the amendment of the Quintana Roo General Tourism Law, approved earlier this year. The reform seeks to regulate vacation rental operations and platforms like Airbnb, aiming to level the playing field and promote formalization within the sector.
